Cornwall's 275th Birthday Celebration Continues

If you are looking to rent or purchase a home in a town with lively civic spirit, Cornwall might just be where your dream home awaits.

The town wide 275th Birthday party on August 1 attracted over 400 celebrants. The Grumbling Gryphons put on a show; kids of all ages enjoyed games on the Town Green; a discussion on the history of Cornwall's cemeteries was well attended;the Salisbury Band Senior Quick-Step Hot Shots provided lively music for all to enjoy; a parade of local Cornwall groups, fire departments and equipment from the area drew positive reactions from the crowd; U.S. Senator Richard Blumenthal marched in the parade; there was a program that included remarks from officials and presentation of the first ever official Cornwall flag; a free dinner and more music and, of course, dancing.

The celebration continued on August 9 with the Housatonic Valley Association "River Rest".

Cornwall's 275th birthday celebration will continue with a Bridge Dance (in the West Cornwall Covered Bridge on September 19 (rain date is September 20).

The "275th" festivities will conclude with the annual lighting of the Town Christmas tree, on the green in Cornwall Bridge at 5 pm on November 27.

Come Celebrate Cornwall's 275th Birthday

On Saturday, August 1, 2015 be sure to visit Cornwall
as Cornwallians celebrate the 275th birthday of the town.

A range of free activities will be offered beginning at
2 p.m. with the Grumbling Gryphons presenting an
adaption of "The 13 Clocks" by James Thurber, illustrated
by Marc Simont.

There will be a full range of activities culminating in a free
dinner at 5 p.m. with music and dancing beginning at 6 p.m.

Be part of the fun and good times as Cornwall celebrates
its 275th birthday with a free party.

June is a busy month in Cornwall

June is a busy month in Cornwall with a variety of activities and events for people of all ages.

June 2nd - there will be a Red Cross blood drive from 1 - 6 p.m. at the United Church of Christ in the Village.

June 6th - is the annual Cornwall Artists Open Studio tour from noon - 5 p.m.

June 6th - there will be an artist's reception for a new show of work by Joan Morosani at The Cornwall Library from 4 - 6 p.m.

June 9th - the monthly Senior Luncheon at The Wandering Moose restaurant in West Cornwall from 11:30 a.m. - 1 p.m.

June 18th - a pasta dinner and show fundraiser at the Cornwall Consolidated School at 5:30 p.m.

June 19th - talk and book signing by Page Dickey at The Cornwall Library at 6 p.m.

June 20th - Cornwall's Hammond Beach opens for the summer season.

June 20th - The Cornwall Library hosts its Garden Tour and Gardening Book Sale from 11 a.m. to 5 p.m. A Books and Blooms cocktail party will be held from 5 - 7 p.m. at the library.

June 22nd - Cornwall Consolidated School's 2015 graduation at 6 p.m.

June 23rd - Last day of school at both the Cornwall Consolidated School and the Housatnic Valley Regional High School.

June 24th - Housatnic Valley Regional High School 2015 graduation.

June 26th - Reception at The Cornwall Historical Society for the exhibit "Moo! Then and Now" from 5 - 7 p.m.

June 27th - Book reading and signing with Hendon Chubb at The Cornwall Library at 5 p.m.

June 29th -Children's Summer Camp session begins at The Cornwall Library from 9 a.m. - 5 p.m.

Important News for Veterans

Priscilla Pavel and Asher Pavel, REALTORS in Bain Real Estate's Cornwall office have received their Certified Residential Veterans Specialists designations.
All veterans should know that eligibility for Veterans benefits are not valid only when discharged from the armed forces. For example, the ability to apply for a Veterans Administration mortgage is available during veterans' lifetimes. This can be a valuable money saver for any veteran purchasing a new home, even 30 or 40 years after discharge.

Cornwall will be 275 years old this year!!!



Cornwall's 275th Anniversary celebration 
will kickoff on Saturday, August 1st including
a parade, games, dancing and a dinner for
the town featuring food from local Cornwall
providers.

The Housatonic Valley Association will 
sponsor a regatta on August 9th. A "Bridge
Dance" will be held in the West Cornwall
covered bridge on September 19th.

Cream Hill Neighborhood Update

Let’s hope that this past blizzard is the worst of the winter and that it is behind us!  Yes, the roads, schools, post offices and town offices were closed, but now we are all open for business! 

Last year in Cornwall there were 23 house sales and 2 land sales, a drop in transactions from 2013 when we recorded 27 houses sold as well as 6 land sales.  Specifically in the Cream Hill area in 2014 we’ve had 2 land sales and 1 house sale.   We currently have 6 properties for sale in your neighborhood.

Two lots totaling 48.9 acres on Cream Hill (see map) have sold for $470,000.  The lots were owned by family members, and while one of the lots had been on the market for several years, last year was the first time they had been offered as a package.  The interest in the double lot package was immediate.  A local couple bought the land. Priscilla Pavel worked with the buyers and sellers in bringing this transaction to fruition.


40 Rexford Rd, West Cornwall, CT40 Rexford Road is a ranch house at the end of the road with lovely views overlooking farmland and faraway hills.  With 4 bedrooms and 2 kitchens, this could be a duplex but has always served a single family residence.  Long term Cornwall renters were the buyers at $335,000.

 
 
The third sale was a land sale on Cherry Hill Road. The 14 acres sold for $215,000 in this most desirable area.

There are 6 properties for sale: 5 are land, 1 is a house.


At the corner of Reed Brook Road and Cream Hill Road there is a 9.5 acre lot for sale.
It is adjacent to the 48.9 acres mentioned above and it already has a contract for sale with a closing scheduled for later this Spring. Priscilla again is representing both the sellers and the buyer. The list price is $325,000.


Further down on Cream Hill Road, just behind the Cornwall Consolidated School, there is a 9.6 acre lot available for $150,000.  It has mature timber and a south facing slope.  A building site can be had with a near level driveway.  This one needs to be walked.  David Bain has this listing.
 

Just around the corner on Route 128 Bain agent, Rick Meehan has a 16 acre parcel listed for $175,000.  This lot offers a stream, a hillside,
and a small clearing ideal for a house site.
 
 
 
 
Across the street at 99 Sharon Goshen Turnpike (this is Route 128) Rick Meehan has also listed a converted barn on 2.33 acres.  This 2 bedroom, 2 bath home with 3132 square feet is just awaiting creative ideas for its transformation into a dream house.  It has a lovely deck and a pool. On the exterior there are box stalls for animals and the extra feature of a full house generator which starts automatically and is fueled by propane.  Most importantly, there is an incredible view and all can be had for $390,000.

Last year we introduced a new land listing of 67 acres over on Town Street.  It is still available with its lovely pond, wooded hillside, abundant stone walls and a wide choice of home sites, all with views.  The best news is that it has been reduced by $200,000!  It is now priced at $495,000.

20 Stone Hill Road is a 14 acre lot on a private road just past the Scoville farm.  It has a brook, underground conduits for power installed, 300’ driveway to a walking path and an approved house site with pastoral views.  Priscilla is representing this private parcel listed at $249,000.

West Cornwall Market Update

Happy New Year!  We are off to a cold but sunny year with a brighter sales outlook in Real Estate.  Here in West Cornwall we celebrated the 150th birthday of the Covered

Bridge and the pink house is all gussied up in a lovely cream coat with yellow accents and a beautiful traditional sky blue porch ceiling.  Business is thriving at the Wandering Moose, CJ Burke’s Hair Works Salon, Todd Piker’s Pottery Shop and the Wish House. The Souterrain Gallery has had several wonderful art openings and Ian Ingersoll has also created a beautiful art gallery in his furniture workshop/showroom.

For the second year in a row we are reporting 3 sales in West Cornwall.

1 Tarradiddle Lane is the 19th century farmhouse that I reported for sale in our last letter.  This 4 bedroom home with eat-in kitchen, wood burning fireplace, handicap accessible first floor bedroom with bath en suite, upstairs master with sleeping porch and backyard studio with another fireplace was listed in January at $375,000 and sold in April for $320,000.  I represented both sides and now those buyers have listed the beautiful brown shingle house across the river in Sharon -319 Route 7-for $375,000 with me.  Please call us to see it.

36 Lower River Road was one of 3 almost identical frame houses from the late 19th century built next door to each other.  Unfortunately this one suffered a freeze up several winters ago and had major interior damage.  But, fortunately a former Cornwallian saw it and decided to chase down the owner and buy it to renovate.  He paid $185,000 and then discovered that the damage was beyond repairing.  The good news is that a lovely new home has been erected there.  We hope they’ll be moving in soon.

272 River Road is a 6 acre wooded lot adjacent to the one we sold last year. This smaller lot sold for $150,000 to the same buyers.

4 Railroad Street is available for rent at $1800 per month plus utilities.  This 4 bedroom property is unique in that each bedroom has its own private bath and there are 2 laundries complete with a washer and dryer on each floor.  A spacious great room houses the kitchen with stainless steel appliances, a dining area and a living room with access to a back deck and yard.
