Market Update

The numbers are in and 2016 was clearly a pivotal year in real estate.  Nationally real estate sales transactions were up 12% over 2015 figures.  Litchfield County overall saw just over 8% increase. Locally we have seen a similar bump resulting in the volume of sale increase around 14%! In summation, real estate in Sharon is on a steady upswing as the market recognizes good values.



The positive economic confluence of lower unemployment, strong trends in the financial markets and tightening interest rates have bolstered consumer confidence. This confidence mixed with the reduction of available homes to buy has solidified real estate values and will predictably push value higher.  This is already happening.

Some January thoughts of the Cornwall Real estate market

Welcome to winter in West Cornwall. As you know that means snow/sleet/rain and the occasional spring-like day to really confuse us. Our real estate market reflects the changing weather, too.

At this time last year there were 38 homes for sale in Cornwall. In this calendar year there have only been 10 home sales outside family transfers. One of those sales was a 30 acre property which had been on the market over 3 years, originally listed at $1,400,000 and closed at $850,000. Another was a 13 acre property with 2 barns and a fine house which closed in only a few months at $1,320,000 just $55,000 off the asking price. Realistically priced properties are selling even in a slow market. One positive development is that the past 3 months have seen more activity than the first 7 months of the year.

The newly formed Cornwall Business Association is planning a midwinter "stroll" late day on February 18th. It will include the best known locations like the Wish House and the Wandering Moose as well as other surprises, like Bain Real Estate who will host several other businesses such as Suzie's Sweets and Daval and the Serene Bean!

Cornwall's 275th Birthday Celebration Continues

If you are looking to rent or purchase a home in a town with lively civic spirit, Cornwall might just be where your dream home awaits.

The town wide 275th Birthday party on August 1 attracted over 400 celebrants. The Grumbling Gryphons put on a show; kids of all ages enjoyed games on the Town Green; a discussion on the history of Cornwall's cemeteries was well attended;the Salisbury Band Senior Quick-Step Hot Shots provided lively music for all to enjoy; a parade of local Cornwall groups, fire departments and equipment from the area drew positive reactions from the crowd; U.S. Senator Richard Blumenthal marched in the parade; there was a program that included remarks from officials and presentation of the first ever official Cornwall flag; a free dinner and more music and, of course, dancing.

The celebration continued on August 9 with the Housatonic Valley Association "River Rest".

Cornwall's 275th birthday celebration will continue with a Bridge Dance (in the West Cornwall Covered Bridge on September 19 (rain date is September 20).

The "275th" festivities will conclude with the annual lighting of the Town Christmas tree, on the green in Cornwall Bridge at 5 pm on November 27.

Come Celebrate Cornwall's 275th Birthday

On Saturday, August 1, 2015 be sure to visit Cornwall
as Cornwallians celebrate the 275th birthday of the town.

A range of free activities will be offered beginning at
2 p.m. with the Grumbling Gryphons presenting an
adaption of "The 13 Clocks" by James Thurber, illustrated
by Marc Simont.

There will be a full range of activities culminating in a free
dinner at 5 p.m. with music and dancing beginning at 6 p.m.

Be part of the fun and good times as Cornwall celebrates
its 275th birthday with a free party.

June is a busy month in Cornwall

June is a busy month in Cornwall with a variety of activities and events for people of all ages.

June 2nd - there will be a Red Cross blood drive from 1 - 6 p.m. at the United Church of Christ in the Village.

June 6th - is the annual Cornwall Artists Open Studio tour from noon - 5 p.m.

June 6th - there will be an artist's reception for a new show of work by Joan Morosani at The Cornwall Library from 4 - 6 p.m.

June 9th - the monthly Senior Luncheon at The Wandering Moose restaurant in West Cornwall from 11:30 a.m. - 1 p.m.

June 18th - a pasta dinner and show fundraiser at the Cornwall Consolidated School at 5:30 p.m.

June 19th - talk and book signing by Page Dickey at The Cornwall Library at 6 p.m.

June 20th - Cornwall's Hammond Beach opens for the summer season.

June 20th - The Cornwall Library hosts its Garden Tour and Gardening Book Sale from 11 a.m. to 5 p.m. A Books and Blooms cocktail party will be held from 5 - 7 p.m. at the library.

June 22nd - Cornwall Consolidated School's 2015 graduation at 6 p.m.

June 23rd - Last day of school at both the Cornwall Consolidated School and the Housatnic Valley Regional High School.

June 24th - Housatnic Valley Regional High School 2015 graduation.

June 26th - Reception at The Cornwall Historical Society for the exhibit "Moo! Then and Now" from 5 - 7 p.m.

June 27th - Book reading and signing with Hendon Chubb at The Cornwall Library at 5 p.m.

June 29th -Children's Summer Camp session begins at The Cornwall Library from 9 a.m. - 5 p.m.
