Cornwall Neighborhood Update: Cornwall Hollow

Thank goodness Spring is almost here.  It has been the longest, snowiest, coldest winter of recent memory.  The good news in real estate is that interest rates remain well below  5% and calls to buy are increasing.  We in Cornwall are still a buyer’s market, but the less expensive listings are quickly being sold.  There have been two foreclosures in Cornwall Bridge and both houses are now on the market.

Last year we reported 6 sales in the neighborhood, this year we had 4: 2 homes, 2 lots.

282 Town Street sold for $436,500. I had reported this house for sale in last year’s letter at a list price of $475,000. It combined the charm of an 1800’s farmhouse with the sophistication of 1970 architectural details.  On a level 6 acres with a separate barn/garage/studio, current weekenders moved up to this property from a smaller house.
It offered more bedrooms and proximity to Cream Hill Lake.  Fortunately for me, I represented both buyers and sellers.

110 Cornwall Hollow Road sold for $390,000.  David Bain had this listing known as The Sanctuary at $445,000, also reported in last year’s letter, and sold it to newcomers to Cornwall. An intimate 3 bedroom hideaway with lovely landscaping and protected views, the perfect weekend escape.

A 3 acre lot, adjacent to 43 Town Street sold privately for $92,500 to a neighbor.

94 Town Street, a 62 acre wooded lot assessed at $637,120 was sold to the Cornwall Conservation Trust for $313,333.  The many efforts of the Cornwall Conservation Trust will keep Cornwall green for generations to come.  We wish them success in their efforts to purchase the 300 plus hillside acres at Trinity Conference in West Cornwall.

Currently we have 3 separate lots for sale in your neighborhood.

20 Stone Hill Road is a 14.48 acre building lot with a 300’ long driveway and 690’ of frontage.  It has some slope and a brook plus potential for western views. $225,000.

Further down on Town Street we have a 67 acre lot for $695,000.  It includes a large beaver pond, some additional wetlands, woodlands and marvelous stone outcroppings. Selective tree cutting could open up views and allow for solar siting.

Cornwall Update: The West Cornwall Neighborhood

Happy New Year!  It has indeed been a good year in West Cornwall.  Our foot traffic increased over Cornwall Days with visitors to our parks by the Covered Bridge, the Souterrain Gallery under the Wish House, Todd Piker’s Pottery Store and CJ Burke’s new Hair Works beauty salon.  The Wandering Moose continues to be the meeting place for residents and tourists.

Last year we reported one sale in West Cornwall.  This year we can report three. All of Cornwall had 33 sales; 6 were land, 27 were houses.  In all, 3 of those sales were foreclosures. 

The headline for West Cornwall is that the pink house has sold!  Jim Herity and Libby Mitchell are Big Pink LLC and purchased the property from the Landmark USA Trust for $63,000 on January 2nd.  They also paid the real estate taxes dating back to January 2007 which totaled $35,958.20.  Libby has advised me that their immediate plans are to repaint and fix up the exterior so that it will once again be a beautiful West Cornwall landmark. With their business partner, Amy Johnson, their ultimate goal is to create a West Cornwall Center for the Arts.

266 River Road was a lovely building lot complete with a gravel driveway installed. This lot has sold three times since subdivision and this time the owners sadly lost it to foreclosure.  I found a buyer who loves this 11.17 acres of undeveloped land and its privacy and convenience to the river.  I sold it last February for $135,000. 

The third sale in our neighborhood was 9 Railroad Street which had been a restaurant.  It sold for $120,000.  This commercial property has an apartment on the second floor and commercial space on the first level.  

All three sales here offered wonderful market value and indicate a turn around in sentiment from the doldrums we saw only 2 years back.  It is exciting to watch the market improve and we wish all the endeavors success.

I have relisted 1 Tarradiddle Lane at a reduced price of $375,000.  This 19th century farmhouse is in move-in condition.  On the first floor there is a handicap accessible bedroom with bath en suite.  The eat-in kitchen also houses the laundry.  The living room features a wood burning fireplace. Upstairs there is the master bedroom which has both a sleeping porch and a bath en suite.  Two additional bedrooms and a hall bathroom are on the 2nd floor.  A marvelous studio in the backyard has a half bath and a fireplace and sits atop a 2 car garage.  Across the street behind the studio there is a completely rebuilt and heated green house.

Just a little further down River Road, I have listed 2 lots totaling 14.87 acres for a total price of $199,000.  The front 3 acres are level pasture with a view of the river.  Then the land gently slopes up into woodland.  An old road on the right side leads partway up to another level area.  Selective tree cutting could produce a view from that vantage point.

Currently there are 22 houses for sale ranging in price from $172,500 to the Cornwall Castle at $8,850,000. 

Of the 33 sales in 2013 the sales price range was from $25,000 to $1,580,000.  The $25,000 sale was mine!  It was a 2 bedroom cottage on Windy Way, part of the association known as Dark Entry down in Cornwall Bridge.
